Last month, Richard visited The Southill Estate which is to the south of Richard's constituency and extends far beyond its borders

I was pleased to learn about some of the plans the Estate has to improve biodiversity on their land and become more environmentally conscientious custodians of it.
During our meeting we discussed the impact of Government policy with regard to landlords and how the current proposals represent an existential threat to the private rental sector. I was told how many properties of a certain vintage are simply incapable of being progressed to a higher EPC rating due to the unique confluence of old-fashioned construction practices and prohibitively tight listing regulations. This will lead to many of these properties being sold to conglomerates who can afford the investment or being left empty - a crying shame in both circumstances.
We also discussed the future of the area. With Universal Studios and the Bedford Borough Council Local Plan 2040 both on the horizon, there are opportunities afforded to Bedfordshire which will be completely unique in the country. £10bn of investment would be a fantastic coup for our community and I continue to impress upon the Government how urgent it is that we get some good news on this front.
I would like to thank the Southill Estate for hosting me. It was a very good conversation and I look forward to visiting in a few years to see how the biodiversity and environmental projects they are preparing take shape.
